Aaron Matteson to Verbadus & Leban Matteson

Know all men by these present that I Aaron Matteson of West Greenwich in the County of Kent and State
of Rhode Island. In consideration of the sum of thirty dollars to me paid by Verbadus Matteson and
Laban W. Matteson of the same West Greenwich, the receipt whereof I do hereby acknowledge, do
hereby give grant sell and convey unto the said Verbadus Matteson and Laban W. Matteson, their heirs
and assigns forever one certain tract of land lying in West Greenwich aforesaid Containing by estimation
twenty acres be the same more or less. Bounded as follows Viz beginning at a maple tree at the highway
near Ishmael Briggs (so called) and thence running westerly along said highway Sixty Eight rods to a
fence between the meadow and pasture, thence running Southerly along said fence, thirty rods then
running easterly to an apple tree fifty rods , from that to the nearest place of the great river twenty
seven rods thence down along the great river to the first mentioned Bound with a house standing
thereon to have and to hold the same to the said Verbadus Matteson and Laban W. Matteson, their heirs
and assigns to them and their use and be hoof forever. And I do covenant with the said Verbadus
Matteson and Laban W. Matteson their heirs and assigns that I am lawfully seized in fee of the premises
they are free of all incumbencies that I have good right to sell and convey the same, to the said Verbadus
Matteson and Laban W. Matteson, and that I will warrant and defend the same to the said Verbadus and Laban W. their heirs and assigns forever; against the law full claims and demands of all persons.
Provided nevertheless and the condition of the above written instrument to such that if I the said Aaron
Matteson my heirs executors or administrators shall well and truly pay or come to be paid to the said
Verbadus and Laban W. Matteson their heirs, executors or administrators or assigns the full and just
sum of thirty dollars on or before the twenty fourth day of March which shall be in the year of our Lord,
one thousand eight hundred and thirty eight together with lawful interest for the same until paid then
the above written deed of also a certain note bearing even date with these present is given by me to the
said Verbadus Matteson and Laban W. Matteson for the payment of the sum aforesaid with interest at
the time aforesaid, shall be void, otherwise shall be and remains in full force and virtue.
In witness whereof I have here unto set my hand and seal this 24th day of March in the Year of our Lord
one thousand eight hundred and thirty seven, and of American independence
